UKLP in deal with Manchester Airport

A JOINT venture between Pochin’s and Liverpool-based UK Land and Property, UKLP Developments, has acquired a key mixed-use development site in the heart of south Manchester, from Manchester Airport Developments, for £11m.

Located on an 11-acre site in Heald Green, Cheshire, Ash Brook Office Park is situated within a mile of Manchester International Airport.

The development will comprise 18 two-storey detached and semi-detached self-contained buildings, offering 100,000 sq ft of office accommodation.

Available on a leasehold or freehold basis, the units will range from 2,000 sq ft to 22,000 sq ft. The development will also include 149 residential units, which will be developed by Countryside Properties.

Tony Straw, at UKLP Developments, said: “The high specification of this development, coupled with its close proximity to major transport nodes will certainly appeal to the owner occupier.

“Working alongside the design team, Calder Peel Architects, a great deal of planning has been carried out to ensure that the development sits comfortably within the established setting, and offers significant amenity benefits to existing and future residents as well as businesses.

“A well-designed and managed infrastructure, in addition to amenity land, watercourses and footpaths are to be provided to complement the development’s environmental credentials and high standard contemporary design.

“Formal pedestrian links will also be created, leading to Heald Green train station. We look forward to starting on site in July, 2007, with practical completion scheduled for spring, 2008.”

Chris Mulcahy, partner at King Sturge, sole agent acting on behalf of UKLP Development, added: “There is significant demand from office occupiers for small offices in strategic locations in South Manchester.

“As this site is close to Manchester Airport and the likes of Wilmslow, Alderley Edge and Cheadle Hulme, we are confident this office scheme will be well received by the market.”
