Space already sold as scheme launches

GLADMAN Developments has launched the largest speculative office development in South Liverpool for the past 15 years, having already sold 16,000 sq ft of office space, with a further 16,000 sq ft under offer.

The Cheshire-based developer has almost finished phase one of its 135,000 sq ft office scheme at Hurricane Court and at Estuary Point on Liverpool International Business Park, next to Liverpool John Lennon Airport, Speke.

More than 50 commercial property agents and local dignitaries from across the North West attended the launch of Hurricane Court, which consists of a mix of office accommodation, ranging from 2,250 sq ft to 25,500 sq ft, and of Estuary Point, which is one large building of 40,000 sq ft.

Gladman Developments has already sold three buildings at Hurricane Court, totalling 16,600 sq ft, to an investor at a quoting price of £165 per sq ft.

Formerly an airfield which housed the Liverpool defence squadrons during World War II, the land on which Hurricane Court stands was once one of the main runways.

“Our research showed that this was home to one English and two Polish squadrons of the famous Hurricane fighter aircraft which defended the port and city of Liverpool from bombing raids throughout the Second World War,” said David Smith of Gladman Developments.

“We thought it would be appropriate in naming the scheme to give the development a link to the sites history.”
