A 20.5-ACRE gateway site into Warrington has been put on the market by English Partnerships as part of the national Hospital Sites Programme.
Situated just off Junction 9 of the M62, the site is at the northern edge of Warrington at the eastern end of Birch Avenue immediately off the A49 Winwick Road
The freehold site is situated within the Warrington greenbelt and covered by the Warrington UDP. The UDP states the erection of new buildings on the site will be inappropriate unless they are required for agricultural or forestry purposes or are concerned with outdoor sports.
The site is being sold by informal tender by sole agents Dixon Webb and is subject to a 99-year lease to United Utilities which relates to a water pumping station on the northern motorway-facing boundary.
