Affordability and access of Dakota

SPACE at south Liverpool’s new Dakota Business Park is filling up fast, according to its developer, with only a small number of office suites remaining.

All eight hybrid units at the £5.5m scheme are now sold or under offer as occupiers snap up the combination of high speci-fication business premises and affordable rents.

Only a small number of office suites now remain available on the 50,000sq ft business park, developed by regeneration specialist Priority Sites.

The company’s area development manager, Murray Carr, said: “The park’s popularity is down to the competitive rents offered here and its excellent location, just one minute off the A561.”

Agents for the scheme, Hitchcock Wright and Partners, has just sold two of the 3,800 sq ft hybrid units to Jam Percussion and IED Installations.

Tony Lucas, director of Jam Percussion, said: “Buying the unit ends a long search for suitable premises, which seem to be a scarce commodity in the south Liverpool area.

“We had outgrown our previous accommodation and there were logistical problems associated with operating our office from one building and our warehousing from another.”

The three-acre scheme in Banks Road, Garston, which has contributed to Mersey- side’s regeneration effort, is located close to Liverpool John Lennon Airport. Neil Kirkham, of Hitchcock Wright and Partners, said: “Flexible lease terms and very competitive rentals are available, and the close proximity to the new Mersey Retail Park and amenities such as the David Lloyd Leisure Centre and the Speke Marriott hotel, makes Dakota Business Park a very attractive proposition for potential occupiers.”
