Work on St Modwen’s Business Park

WORK has started on the next phase of St Modwen’s Trident Business Park in Warrington, which will provide nearly 55,000 sq ft of industrial space and is expected to be complete by August.

Brighouse, the appointed contractors, are building units from 2,000 sq ft to 15,000 sq ft which are for sale or rent.

Last year St Modwen completed 19,017 sq ft of offices in four buildings which were 75% sold before completion. Only Brighton House which can accommodate occupier requirements of between 3,000 sq ft and 6,500 sq ft remains available.

Michael Hosie, development manager of St Modwen, which has its North West regional office on Trident Business Park, said: “We expect demand to be very strong for these well located industrial units.

“The scheme benefits from being within an extremely well managed, secure CCTV controlled estate and the ability for owner occupiers to purchase industrial space in Birchwood is very rare.”
