A BUILDING in the heart of Liverpool’s business district has gone on the market with a price tag of £6.5m.
Hitchcock, Wright and Partners (HWP) and HWR are marketing 60, Old Hall Street, which has planning permission for a major refurbishment.
It can provide up to 60,000 sq ft of space in batches, ranging from 2,664 sq ft to 8,439 sq ft.
The building occupies a key location next to the new St Paul’s Square development which is a high specification, mixed-use scheme which is already the new home of Hill Dickinson Solicitors.
Other high-profile occupiers are soon to follow including DWF Solicitors and HBOS. St Paul’s Square will ultimately comprise 341,000 sq ft of office space, 50 apartments and a 397 space multi storey car park. It is already generating some of the highest commercial rents in the city.
HWP partner Brian Ricketts said: “The building is a significant piece of the jigsaw within Liverpool’s newly emerging prime business district at the northern end of Old Hall Street.
“The building offers a unique opportunity for a purchaser to acquire and undertake a major refurbishment in what is now widely recognised as Liverpool’s prime commercial core.
“The building already has planning for a major refurbishment scheme and a there is an opportunity to transform the facade and modernise the interior.”
The planning permission will incorporate a double height reception, and a new ground floor shop.
HWP is representing Commercial Estates Group, which is seeking interest for the freehold.
