A MAJOR 50,000 sq ft office speculative office development in Warrington’s Gemini Business Park is now 75% let or sold.
In the latest letting at Webster Court, United Business Centres (UBC) has taken Unit 4, a 10,070 sq ft stand-alone office building, to provide serviced office accommodation.
The deal is part of a joint venture with Gladman Developments which is the company behind the £7.5m Webster Court scheme.
The deal means that more than 75% of the office accommodation has been disposed of, leaving only two stand-alone buildings, each of 5,250 sq ft, available for purchase.
"The new UBC serviced office centre will provide smaller businesses in the Warrington area with an entry-level option to our office development, creating a seed- bed for new occupiers as they expand and consider taking additional space at Webster Court," said Jacqui Bayliss, of Gladman Developments.
The new business centre opens later this month(September 2008).
Ms Bayliss added: "We are attracting a mix of national and local organisations looking for new office accommodation, and the addition of a serviced business centre will help pull more businesses to our development.
"In addition to the purpose- built office space, the new tenants have been attracted by the benefits of the office park, and the abundance of nearby facilities at Gemini Retail Park, as well as its easy access via either Junction 8 or 9 of the M62.
"Gemini Business Park is an ideal employment location. It is an established office destination, just half a mile from the M62, providing easy access to the North-West motorway network.
"It is close to key retail facilities and is generally regarded as being less congested and therefore easier to access than other office parks in Warrington."
Occupiers already at Webster Court include Woodlane Developments, Amethyst Solutions, PPT Solutions, NG Bailey, Partners4Lift and Revere Solutions.
The quoting freehold price for the remaining 5,250 sq ft buildings at Webster Court is £170 per sq ft. Joint agents are GVA Grimley and BE Group.
